Screening Criteria

It is important that the tenant is of good character and financial responsibility.
To meet these requirements, we have a thorough screening process. Please review
this list of criteria.

We will process applications in the order received and accept an applicant who has the
following qualifications:

• Application must be completed by all residents over 18.
• Credit report showing at least three accounts; all accounts in good standing.
• No evictions, liens or judgments on the credit report.
• A positive landlord reference for two years: rent paid as agreed, no damages,
proper notice given to vacate, no complaints against tenant and the landlord
would rent to you again.
• A positive employment reference for two years with the same job/company.
Income sufficient to support rental liability, about 3-4 times the rent amount.
• No more than three vehicles; or two vehicles and one towable (boat, tent trailer,
no 5th wheels or large travel trailers).
• No pets
• Nonsmokers

If your application does not meet the above criteria, it is quite possible for your
application to be accepted with modifications and/or additional deposit(s).
Please discuss any known concerns with regard to the above screening criteria prior to
submitting your application fee.

We will obtain credit reports and landlord references as well as verify employment or
other income. You have the right to dispute any information received during this process.
